What is a zoning code?

A zoning ordinance establishes the land use regulations for a jurisdiction. The goal of a zoning ordinance is to establish permitted uses for land covered by the ordinance and to distinguish between different types of uses which may be incompatible. The zoning ordinance includes a text and map showing the “zoning district” for all property within the City of King. In addition, a zoning code provides development standards for each zone. These include, but are not limited to: structure setback requirements and height limits, landscaping requirements, density, and whether a use or structure needs a conditional use permit, plot plan review, architectural review, or can be permitted with only a building permit.
